In ancient times, during the war, flag representing the status and the symbol from the commander. In Chinese, commander will use the 'flag' to show his position and direction. In Chinese, we called '帥旗'.
In modern times, people do not value the symbol but the intensity of an individual in business and personal relationship. A business person should be diplomatic, smart and open-minded.

Everyone has a dream and everyone is keen to live the dream. But in our world, we have a lot of challenges and hurdles to overcome.
One of the biggest challenges in life is how to keep positive and believing in yourself. We are surrounded by problems, obstacles and threats and we somewhat have no answers to those questions.
Train your mind to keep the positivity in our heart is the key element of a vibrant and optimist life.
In the last 4 years, Perth property market has dropped for more than 10% and WA's economy is in the recession. And we still don't see the upwards trend, despite the busy activities in the marketplace. The number of real estate agency for sale is rising and more real estate agents quit the industry. But we always believe, if we survive in this market, we will shine in the good market. Keeping positivity is easy with talking but hard in action.
The challenges will not be less but will be more in the coming years. With the increasing red tapes in doing business, more regulations for buying and selling; trust me, nothing is easy.
Keep positive, keep it real!
Life is all about making decisions. If you are in a situation that you must make a decision to proceed with the journey, you must make a decision, despite the circumstances and consequences. In life, when there are issues that affect the journey, the tough decision has to be made in order to continue the journey.
In property investment, the economic downturn has affected homeowners and investors on their investment decision. Selling to buy can be tough and selling at loss is painful.
In migration, coping with the visa refusal decision can be tough and the decision to leave Australia or appeal lies on the eagerness and the strength of the applicant.

Business is all about relationship and the people who in the business take the call. The character of the business owner often determine the direction of the business.
Today, I have a story to tell. We finished our end of month at 12.30pm and I have chaired the sales meeting for the week. I am expecting a settlement of a property before 2pm, all the keys and gifts are ready for the buyer.
Time flies and it is 2.30pm, no calls, no emails and I have took the initiative to contact the seller settlement agent. It is Thursday, 29/3, one day before the Easter long weekend (I would assume everyone is in the holiday mood), the seller settlement agent picked up the call and said the settlement is delayed. Alright, let's get the key and gifts back and keep in the cupboard.
Guess what?! The buyer came to the office and ask for key. Obviously no key for them, but they have left their current rental and have no where to go on the weekend. So, what's next? Two possible options, 1) the seller can grant them a prior possession 2) they have to move back to their rentals
It's a long weekend and public holiday and they might have no where to go. There is no communication to the poor buyer at all, and no one is there to help them. I quickly make a phone call to the seller and would like to obtain the seller's approval for prior possession. Next, draft the prior possession contract and get them in before the weekend.
In fact, I can choose not to help them as the delayed settlement has nothing to do with the seller or the real estate agent. It has more work for us to do. Again, we are in the industry, we are in the business, and we are trying to help.
I am sharing this story as I know if we have more compassion and caring to our clients, we are doing the business beyond our responsibilities. There is a line to draw, stay within our boundary or trying for extra miles.
Food for thoughts?
At the 2nd day of February, two properties leased and we are happily writing the addresses on the board.
January flew off brightly and we have blossomed from all the seeds that we planted. The best results come from hard work, and all listings turn into sales, all managements turn into lease agreement.
From excess supply, rental properties in Perth, especially in the good school zones are now renting out like hot cake. Typical example, we have a listing in Harrisdale, leased out within one week with three applications, it is not merely good luck, but hard work.
In the sales side, multiple offers presented and turn into contract. Results are good and yet we are grateful of our results.
